The economic conditions in Australia considering all related aspects is discussed. Australians have received large tax cuts and in certain cases other grants or concessions have increased household purchasing power. A leading analyst of federal government has predicted the 2004-2005-budget surplus of $1.1billion higher than the forecast by the treasury in the month of September. But against this background exists two situations; either the federal government can stimulate the economy or events outside Australia will bring down the world economy.

The current trends and the future of the private property market in Australia are evaluated. For twenty years till 2004 Australia's residential property market, which outpaced every other business, started to see the end of the boom due to the tightening of the housing credit that has seen a fall of about 30% in the prices of established homes.
