The 'lean balance sheet' turns real estate into a commodity

Article Abstract:

Property is becoming a form of financial commodity that can be traded on capital markets like any other security. Roy Woodhouse, managing director of Knight Frank, argues that agencies need to develop the required skills of becoming de facto merchant banks. He suggests that agents should team up with ex-bankers for joint ventures, mortgage finance and debt advice, and equity structuring.

Big debt, no debt worse

Company management has been so focused on such issues as technology, globalization and labor reform that they have forgotten to focus on financial management, particularly in debt management. Too little debt is as bad for a company as too much debt, because money borrowed enables a company to grow and to attract new investors.
