LAND-LOCKED NO MORE
Article Abstract:
The Union government has decided to repeal the Urban Land Ceiling & Regulation Act. The Act, which had placed a ceiling on individual holdings of vacant land, ensured that the prices of real estate became very high. The repealing of the Act will bring down the prices of land. But the reduction in the prices of real estate will depend upon the amount of property entering the market for development. It is expected that the prices may decline by 20 percent in Chennai, 25 percent in Bangalore's suburbs and 25-30 percent in Mumbai. Delhi does not expect much land to enter the market but prices may still fall as a lot of new commercial space is coming up in areas like Connaught Place. (khr) >EN

Major land developers urged the government to set the mortgage loan ceiling higher than 70% and continue the suspension of land sales. Henderson Land Development chairman Lee Shau-kee said the government should give a chance to mortgage-backed securities (MBS) which leads the capital inflow from foreign investors. Hong Kong would be a better position of increasing liquidity and minimise banking rise. *
