One-fifth of US office space lies empty, and commercial developers who were counting on a growing white collar sector are now counting their losses. Unemployment is up and the recession lingers. Even if the economy had a sharp upturn, it would still take years for developers to break even.

Retailers in the south and south-east, where economic recovery is strongest, experienced small sales increases during the holiday season. Discounting store chains fared the best. Bankruptcies will increase before the whole industry recovers.
