Leisure moves up the must-have list

Leisure real estate is becoming an increasingly important segment of the real estate industry, attracting institutional investors. UK tenants seen as most attractive for leisure real estate sites include motion picture theater operators. Multiplex motion picture theaters are increasingly popularin the UK. Leisure ranks second in the UK real estate industry for investors, with out-of-town retail sites ranking first. Some emerging economies such as Vietnam are also seen as offering investment opportunities.

Article Abstract:

The United Kingdom real estate industry has been affect by a drop in stock prices which started prior to a general stock price fall. Investing directly in real estate appears to be safer. Rental growth is high, as is investment demand. The market could be affected by slower growth for the UK economy, but a crash appears less likely. The south east shows the strongest occupier demand, with demand from distribution and service companies helping to offset any slowdown in demand from manufacturers.

Tough time for estate agents

UK estate agents dealing in commercial real estate face a number of difficulties such as underemployed departments and expensive properties. Demand has weakened and clients are seeking cost reductions. The low point may have been reached with a reduction in speculation over redundancies and mergers. Mergers have included Lambert Smith Hampton with Connell Wilson creating a 29 office network and a fee income amounting to about 30 million pounds sterling annually.
