Prowting's margins have been affected by competition in the UK housebuilding market, and prices for new homes have not performed as well as second hand homes. Interest charges dropped by 400,000 pounds sterling in the six months to Aug 31 1996. Land purchases dropped as did the number of buyers using part-exchange, which helped reduce debt levels. The company sees land prices as too high and has increased its land bank by only 300 plots over this six month period.

Prowting is a UK housebuilder which has helped boost sales through a part-exchange scheme. The company is likely to sell 1,250 homes in 1995, rising to 1,400 in 1997. The price of the average home sold dropped to 77,200 compared with 84,000, but the company is producing larger homes which should push up prices. High land prices have affected operating margins, but pressure from this source is likely to be reduced as demand falls with reductions in production.
