The rental gap narrows

Article Abstract:

Industrial location and business relocation are affected by rental values, and pressure from rents has eased in London, England. Rents in London average 2.3 times more costly than the average for major UK regional centers compared with 3.2 times in 1990, according to Chesterton Research. Rateable values in London have also dropped, and values for some locations outside London have increased. Transitional relief is available for older buildings, and the new values apply to new buildings.

Asian real estate could offer opportunities for investors, though European investors may not take advantage of this opportunity due to their fears of risk. US investors are more likely to invest in Asian real estate. Some locations look particularly promising, and they include Shanghai in China, Bombay in India, Australia, New Zealand and Singapore. South Korea, Indonesia and Thailand face bleak medium-term prospects, and there are risks involved in investing in Japanese real estate.

Conrad Ritblat

Article Abstract:

Conrad Ritblat is a UK chartered surveyor chaired by John Ritblat, which is developing an asset base. The company acquired 109 pubs in Aug 1995 and this will bring rents of some 1.33 million pounds sterling from an acquisition costing 10.6 million pounds. The company has good long term prospects despite problems in the UK real estate industry and an oversupply of chartered surveyors, and its share prices does not reflect Conrad Blat's income from a mixture of sources.
