REITs: is it time for another look?
Article Abstract:
Real estate investment trusts (REITs) are still worthwhile investments. There has been renewed interest in REIT portfolios by mutual fund firms in the 1990s. The 1986 Tax Reform Act, a positive arbitrage in real estate which caused REITs to profit from land purchases, and the creation of umbrella partnerships among REITs have revived this market. Investment diversification research indicates that including private and public real estate in a varied investment portfolio strengthens its risk/return structure.

Article Abstract:
The real estate investment trust (REIT) industry experienced a boom in 1993, which began to fizzle out by the end of 1994. The number of initial public offerings (IPO) by real estate companies have declined since early 1995. Despite these indications, many REIT managers believe that the market will soon experience a resurgence. They simply characterize the declining number of IPOs as a normal part of the natural economic cycle, which they stress will begin to peak when interest rates start stabilizing.

Stock trend: large fund investment could bolster REIT market
Article Abstract:
Several pension funds have acquired real estate investment trust (REIT) securities in 1994 in a trend predicted to continue in 1995. MacGregor Assoc. projected 1995 pension fund investment from $500 million to $1 billion in REITs, representing 5%-10% of around $10 billion allocated for real estate. Industry investment managers have estimated around $3 billion in REIT stock to be under pension funds.
