Damage limitation
Article Abstract:
UK lawyers and valuers still face considerable difficulties when attempting to correctly assess damages for illegal eviction. Under sections 27 and 28 of the Housing Act 1988, the damages recoverable by the tenant represent the difference in value between the landlord's interest in the building with the occupier and the value of that interest without the rights of the occupier. However, these sections can be interpreted in a number of different ways, thus creating confusion. It is vital that confusion is minimized by lawyers and valuers working closely together.

Ashtenne Holdings Joint Chief Executives Ian Watson and Morgan Jones are keen to take advantage of the large amount of UK industrial property which is in need of good management. Their strategy of trying to treat their tenants as customers has been very successful. They prefer to work as a team. Watson and Jones started Ashtenne in 1989, with 180,000 pounds sterling. Ashtenne had a pre-tax profit of 4.4 million pounds sterling, in 1996, and the company was worth 90.5 million pounds sterling, in 1997. Net assets had grown to 8.28 million pounds sterling by 1996.

Survival of the fittest
Article Abstract:
The UK's property agencies are experiencing difficult market conditions, and this has forced some to reduce their fees. However, most report that there is still a strong basis of routine business. They have managed to survive by reducing their presence in unprofitable areas and by expanding into areas which are still offering potential. Smaller agencies are benefiting from having very extensive knowledge of the local area.
