Greenville/Spartanburg: High Tech Textile Industry Provides Strong Base for Development; Area Attracts Major Corporations Establishing Headquarters

Article Abstract:

The Greenville-Spartanburg area has long been recognized as the textile center of the United States. In the last few years, diversification has characterized the area; commercial and real estate developments have flourished. The metropolitan area includes about six hundred thousand people. Textile firms have been increasingly involved with technology and capital-intensive operations. Greenville still has a very low unionized rate of labor and strong market access, two positive growth points. Two major corporations, J.P. Stevens and Bowater, have recently located their headquarters in the area. The Greenville Chamber of Commerce has recently instituted an effort to attract regional and corporate headquarters. United States Shelter Corporation is building a twenty-five million dollar corporate headquarters in the area. Three substantial hotels are currently under construction.

Magic of Mixed-Use Synergy Attracts Developers; Projects Proliferate, as Shift Is Away from CBD

Mixed-use complexes can be difficult to handle because of financing, building and operating requirements. Often, such complexes achieve landmark status in their communities, as they are among the grandest of buildings. Mixed-use complexes enjoy greater popularity than ever. According to the Urban Land Institute's statistics about one hundred and eighty projects of this nature have been built. Suburban areas are particularly attracted to multi-use complexes. One such complex in Pennsylvania involved the conversion of an older, downtown department store to apartments and a shopping gallery. The Illinois Center project in Chicago, a two billion dollar project, remains unfinished.
