Many UK occupiers in the UK are finding that joint ventures with property companies are the best way to overcome problems with obtaining additional space on a short-term basis. Speakers at the RICS Corporate Occupiers' Group conference discussed this and a range of other issues. Attention was given to whether new methods of financing property will become popular, moving away from corporates having to own and manage the property they occupy. Consideration was given to whether there would be benefits attached to moving to a quoted, tax-transparent vehicle, reducing investors' concern about the length of the lease.

UK property companies are beginning to realize that there are considerable benefits to be derived from running serviced offices. They are keen to give this sector a very professional image as clients focus on core activities and become more prepared to buy in office support services. Regalian, for example, plans to convert the 8,175 sq mt Marble Arch Tower in London, England, into office suites offered on short-term lets. Regus Mayfair already has a network of 160 serviced offices in 34 countries.

ICL to pioneer the 'private-PFI' sell-off
Article Abstract:
Computer concern ICL is to undertake a review of its extensive property portfolio. It aims to remove its 241,540 sq mt of space from its balance sheet, and is looking at doing this by outsourcing all its property. Offices account for 70% of its property, with training facilities accounting for 10% and industrial or warehouse space for 20%. Only one-fifth of the space is freehold. It is now looking at ways of packaging the portfolio to make it attractive to financiers.
