Investors to rally round property

Real estate did not perform as well as other UK investment assets in 1995, but there are reasons for optimism in 1996. Fund managers forecast income yields from real estate of from 8% to 10% and rental growth of from 2% to 3%, with total returns up by between 10% and 13% for the 12 months to April 1997. Returns for 1995 were 4.1%, so this is a major improvement. Other assets may see a poorer performance due to an expected increase in interest rates.

There are now signs that the property auction sector is beginning to see a revival. Buyers and sellers seem to have realistic expectations once more, and buyers purchased 71% of the lots offered in the second quarter of 1995, compared with only 56% in the year-earlier period. The market is returning to stability, and investors are now more willing to take a long-term view.
