Tax consequences in real estate workouts
Article Abstract:
Workouts involving the exchange of property in satisfaction of a debt may result in income for either the debtor or lender. The only exemptions to taxation of income resulting from discharge of indebtedness are in cases of insolvency, bankruptcy and purchase price reduction. Whether the debt is recourse or non-recourse will distinguish the taxation. In cases of recourse debts, the transfer is subject as discharge of indebtedness and either sale or exchange of property. In non-recourse debts, no income from discharge of indebtedness is recognized unless the lender agrees to material modifications.

Rightsizing information systems in the real estate industry
Article Abstract:
The downturn which previously characterized the real estate industry has delayed the onset of information systems innovation in the industry. Companies experiencing increased expenses in information system operation and insufficient information access should consider rightsizing their information systems. This is specially beneficial in view of the rising usage of open systems, the availability of affordable interfaced systems and the better management of information. The analytical steps in deciding the right information systems are presented.
