The securitization of institutional real estate investments

Article Abstract:

Institutional investors in real estate increasingly are securitizing their commercial real estate assets to alleviate problems with liquidity in their investment portfolios. The increased securitization of commercial real estate will improve the efficiency of the market, lower the costs of transactions and information, and reduce liquidity risks. The commercial market will see the conversion of closed-end funds to actively managed real estate investment trusts (REITs), the placement of insurance company real estate assets into REITs, the expansion of extant REITs and the conversion of developers into REITs.

Managing salespeople in a down market

Article Abstract:

The current recession in the real estate market makes it difficult to keep sales people productive. Extended leisure time forced by the market decline can dull once-sharp employees. Brokers should make efforts to motivate sales people during slow periods through non-financial rewards. Recognition of good work, additional training and morale boosts will help keep sales people and the brokerage productive.

Article Abstract:

Industrial, retail and office space in the 100 largest metropolitan ares of the US can be valued and analyzed for their potential value as institutional investments. Value is estimated by calculating space inventory data, location and market size, specific property types and occupancy, property quality and potential market value. Charts and maps of institutional-grade investment properties are included.
