Article Abstract:
Many innovative financial instruments are available, including collateralized mortgage obligations, stripped mortgage-backed securities, synthetic mortgage securities, real estate mortgage investment conduits, interest rate swaps, zero coupon bonds, and adjustable-rate preferred stock. Financial managers and investors can also use such techniques as the securitization of assets, which involves selling such assets as credit card receivables and automobile loans to outside investors. Another technique, defeasance of debt, involves removing debt from company records and investing in risk-free government securities, which are placed in an irrevocable trust.
