Building up confidence

Article Abstract:

It is extremely unlikely that merchant banks will renew lending funds for the speculative construction of offices and other new commercial buildings. This view is further reinforced by the Mar 1993 announcement of Barclays Bank of its losses amounting to 242 pounds sterling as a result of its lending for properties thathave no secured tenants. These losses are markedly different from those incurred by banks during the 1970s. Unlike in the 1990s, the property crash in the 1970s was followed by a surge in demand for office spaces and lending was arelatively low-risk undertaking. Thus, creditors are becoming more cautious of possible decreases in values. Banks are insisting on contracts that provides for lenders not only interest on loans but also part of the capital debts. It is predicted that a return to speculative building will be regenerated by institutional investors.

Article Abstract:

Sick Building Syndrome (SBS) is recognized by the World Health Organization as a disease of office workers associated with the occupancy and ventilation systems of an office building. SBS is related to the control of temperature regulating equipment used in the building. Although most firms prefer air conditioning systems for cooling, there are companies which prefer natural methods of ventilation but with options for cooling systems open. Building design is also associated with SBS. Defects in planning and materials used in building construction can lead to the syndrome. Likewise, poor maintenance of building equipment also cause SBS.
