Canary Wharf has seen a rise in its stock price since its flotation in April 1999, and some analysts are surprised that the price has risen so high. The company was acquired from creditors by its former owner in 1995, after the liquidation of the real estate business of Paul Reichmann in 1992. The developments are not scheduled for completion until 2006, and the company is reporting losses, with no dividends likely for some years. Demand is strong for the Canary Wharf location, and rents have been increasing.

Gerald Rothman is Canary Wharf Ltd's chief operating officer and he has had to tackle problems arising from the Canary Wharf project going into administration and its revival. The remaining two thirds of the project will be led by the market rather than speculative, while the initial phase had to be speculative, Rothman argues. Transportation improvements with a subway extension are helping to boost demand. The order in which projects are constructed will depend on what clients ask for.
