Property is once more the investor's darling

The UK real estate industry is undergoing a recovery and the strength of the recovery varies according to geographical area and sector. Demand for good retail real estate is strong, as is demand from tenants for office space in the south of England. Leases are tending to be shorter. The leisure sector is emerging as a significant category in real estate for which demand is strong. Investor sentiment does not appear to be affected by forthcoming elections in the UK. Prime real estate will be most favored over the longer term.

Overseas investors venture beyond City

Article Abstract:

Foreign direct investment in UK real estate rose to 1.49 billion pounds sterling for the first nine months of 1996 compared with 703 million pounds for the same period in 1995. German open-ended funds have been dominant since they have been able to attract funds and are restricted in the amount of cash they can hold. The UK offers higher yields than Germany and rental growth prospects in the UK look favorable. It is also cheaper to buy and sell real estate in the UK than in other European countries.
