REITs: shifting strategies and per site values

Article Abstract:

Chateau Communities, Manufactured Home Communities, SUN Communities Asset Investor Corp and United Mobile Homes are some of the largest publicly owned real estate investment trusts which have refocused their operating strategies. These areas include expansions, alternative income to rent, joint-venture raw land development and continuing acquisitions. Chateau Communities' strategy is to acquire smaller communities, SUN Communities is focusing on joint ventures while Asset Investor, Manufactured Home and United Mobile are also engaged in acquisitions.

Article Abstract:

Growth of a real estate investment trust (REIT) is dependent on successfully using any three methods. The first method is through the purchase of new properties using low-cost capital, and/or expansion through mergers with other REITs. The second method involves development of new products such as land-lease manufactured home communities, or increasing the number of rental homesites in present holdings. The third method is through the administration of cost-cutting measures to increase profit margins.

How investors measure the REITs

Article Abstract:

The rapid growth of real estate investment trusts (REITs) has increased investment and portfolio managers' demands for the disclosure of information to aid in their assessment of performance and risk/reward ratios. Much of their attention will be focused on hard-asset quality or the quality of manufactured communities in the REIT portfolio, quality of management and growth patterns or figures such as rental rates, expansion and acquisition.
