Setting a value on your MH community

Article Abstract:

Replacement value, income capitalization and market approach are three factors which strongly influence would-be investors in evaluating the value of manufactured home communities (MH). AN easier way for MH owners to perform an evaluation is by determining the economic occupancy of the community. This refers to the ratio of rental homesites occupied and paid to the number of homesites available for occupancy. The procedure for computing economic occupancy is discussed.

Community developers can bank on REITs

Article Abstract:

Land developers and investors, who are aiming to develop more manufactured home land lease communities and subdivisions, have adopted a new finance strategy to cover new manufactured home communities. The currently developed program, called real estate investment trusts (REIT), can be added to an array of successful finance strategies that include debt packaging, equity opportunities, and government-sponsored loan guarantee programs.

Sales people can generate high return on investment by observing six marketing steps in selling a manufactured home community. Knowing when to sell the property, being able to present it suitably to prospective owners and renters, and getting the help from a right agency can generate profit for the company. Other strategies include the employment of knowledgeable brokers and consultants.
