UK building costs and tender prices for the 2nd qtr 1993 are detailed, together with UK regional trends and M&E cost indices. The building cost index grew just 2.2% in the year to 2nd qtr 1993, growing just 0.5% in the quarter period. The cost of construction materials grew 2.4% in the year to May 1993. Building tender prices grew 7% in 2nd qtr 1993 vs a fall of 2% in the first quarter. Workloads will decline 1.5%-2.5% during 1993. The value of new work rose 22% in 1st qtr 1993 vs last quarter 1992. Electrical basic costs rose 2.4% and mechanical basic costs 2.8% in 2nd qtr 1993.

UK tender prices in the construction industry rose in 1st qtr 1995 with annual inflation at 8%. Prices are still 25% less than prices in 1989, at the peak of the UK real estate boom. Building cost indexes have risen by 21.4% in this period. The annual rise for 1995 is forecast at between 5% and 8%, and costs are likely to rise thereafter as the economy recovers. Increases in metals costs are among pressures pushing p the price of building materials.

The building cost index in the UK is forecast to grow by 5% during 1995, according to cost consultant Davis Langdon & Everest. Construction materials prices have risen by 5-6% during 1994, driven by the recovery in the housing market. Price rises forecast for 1995 include concrete, bricks and steel. Regional trends in tender prices are presented in further detail.
