When the price is right

Article Abstract:

The construction industry is experiencing strong downward pressure on prices but this also reduces the quality of buildings and materials. When clients select suppliers and contractors on the basis of competitive tenders, price is the determining factor and many contractors will hide the fact that quality has benn compromised in favour of a low price. Failure of businesses which have cut prices too much also leads to reductions in the quality of the finished building. Contractors should encouage clients to consider quality as well as price.

Article Abstract:

Building and UK quantity surveyors Davis Langdon and Everest have constructed a cost model for a typical supermarket in the UK. Costs are based on 1993 tender prices. The hypothetical model is 4,900 metres squared and has a retail area of 2,800 metres squared. The shell cost is about 300 pounds sterling per metre sqaured and the fitting cost about 800 pounds sterling per metre squared. Both costings include additional costs, such as service ducts, refridgeration units and preparation rooms.

Tender price forecast

Article Abstract:

Construction industry tender prices have risen sharply in Q1 1998 due to increasing demand. Q1 1998 prices are 6% higher than they were in Q4 1997. They will continue to rise by between 6% and 9% until the year 2000, say analysts. London, England, labour rates for bricklayers have risen by up to 25% since 1997. Building materials have risen by 1.5% since Feb 1997, according to the Office for National Statistics.
