Cost update

Article Abstract:

The UK construction industry faced increased wage and materials costs in a number of key sectors in the third quarter of 1997. Employees covered by the Building and Allied Trades Joint Industrial Council wage agreement received rises effective from Jul 21, 1997. Demolition workers covered by the Demolition Industry Conciliation Board received increases worth 5.5% from Aug 4, 1997. Trade union MSF and the Heating and Ventilating Contractors' Association agreed a new pay deal. For materials, the most significant rise in costs came for insitu concrete.

Whole-life cost model

Article Abstract:

A number of factors have combined to bring increased emphasis on occupancy costs and whole-life costs in the UK construction industry. When calculating occupancy costs, factors including maintenance of landscaping, cleaning, security and maintenance of mechanical and electrical equipment must all be taken into account. In terms of whole-life costs, significant change within some companies, especially those in very dynamic business sectors, can lead to the reconfiguration of the workspace.

Methods of calculating the building and running costs of new office buildings using a whole-life model devised by Citex are presented. Detailed analysis of the service provisions and costs of 3 model offices and a case study London office is presented.
