Housing-finance team faces hard-to-beat record

Article Abstract:

The housing finance system displayed a remarkable performance in the mortgage market for 1996, as the sector achieved record-setting figures. Single-family loans increased by 23% compared to the previous year while home sales totalled 5.5 million. Such gains were significantly influenced by the country's booming economy, including low interest rates, low mortgage rates and minimal credit level. However, analysts fear that these trends may no longer be prevalent in 1997 as the threat of high interest rates, poor exchange rate and increased credit pressure looms.

Eyes on the Fed

Article Abstract:

The Federal Reserve Board is constantly taking steps to prevent a high inflation rate. The board was forced to raise short-term interest rates several times during 1994, but these actions have indirectly caused and increase the value of US currency. The housing and mortgage industries have been directly affected by these policies, with higher interest rates causing a decline in the sales of homes and housing mortgages.

Equal capital for equal risk

Article Abstract:

The concept of an equal-capital-for-equal-risk standard has to be considered by safety-and-soundness regulators in the creation of an effective housing-finance system. The concept indirectly promotes capital safeguarding and company welfare by directing regulators to assess company risk in terms of failure probabilities. It also takes into consideration the possibility of adjustment for relative failure costs.
