A simultaneous-equations analysis of urban development: migration and industrial growth in Israel's new towns

Article Abstract:

Recent development patterns in Israel's new towns are analyzed through application of a simultaneous-equations econometric model. The model allows specification and testing of causal interactions among factors such as migration, industrial investment, work, and other structural policy variables that can alter urban development. Results confirm the significance of economic opportunity, the effects of agglomeration, demography, and access in determining migration flows. Unemployment and investment indices are also subject to the influence of local labor market conditions, incentives offered by government, regional development impacts, demographics, and migration flows. Government policy implications of the analysis are examined.

Cyclical fluctuations in the Israeli housing market

Article Abstract:

This study is intended to define and appraise the arrangement and scope of cyclical fluctuations in the Israeli housing market by analyzing significant data regarding a simultaneous-equation structural model. The value of disaggregation is indicated in its relationship to fluctuations in construction efforts and costs. Results also indicate the importance of mortgage finance and factors influenced by war. This analysis has implications for goal setting in the Israeli housing market.

Implications of Government Sponsored Enterprise mortgage purchase goals on low income housing in California are examined. Significance of federal policy in achieving low income housing goals is also analyzed.
