Hope springs - but not for the moment

Article Abstract:

The current depression of the housing market is attributed to the lack of post-market boom adjustment in the ratio of house prices to income in the mode of decreases in real house price and rapid increases in nominal income. Instead, this came through a significantly reduced nominal house prices leading to accelerated reposessions. This resulted to reduced prices making it difficult to sell houses. The nominal house price reduction has also cornered the public into a debt trap wherein the mortgage is bigger than the current market value of the house, disabling them to transfer to a new house. Furthermore, the continuing decline in prices are encouraging first-time buyers to postpone purchases until they are certain that prices have bottomed out. Moreover, the costs of entering the housing market increased with highly geared mortgage becoming less obtainable. Only when the market has bottomed out and prices have risen will it show signs of improvement.

In the shadow of Beijing?

Article Abstract:

Taiwan's development as a regional economic power is being influenced by its strained relations with China. Its increasing democratization in recent years has made its attitude towards China more realistic, with the Taipei government now acknowledging the legitimacy of the Beijing regime and adopting a policy that recognizes China as a divided nation and supports efforts toward some degree of reunification. However, Taiwan continues to impose the 1949 prohibition against direct commerce, transportation and communication with the mainland. Although Taiwenese businesses have been calling for the lifting of this ban so that the island could be transformed into a business center for China, the government refuses to do so because the move would look like a face-losing concession to Beijing and would undermine its policy of cautious engagement.

Hope Diamond replica cut

Article Abstract:

Angles and indices needed in reproducing the Hope diamond cut are presented. They were produced from GemCad for RI 1.72 to 2.15 but will not give the height of the original. The GemCad crown has a lower height but greater in brightness or dispersion.
