Appeals for tax relief based on environmental contamination

Article Abstract:

Real property tax appeals by property owners who possess environmentally contaminated property can prove beneficial especially if the property is assessed at greater than market value. There are risks in requesting an appeal because a judge may deny it because they feel that a new assessment that takes into consideration the environmental contamination may benefit a property owner who contributed to the pollution. A property owner should hire environmental consultants and well-trained real estate appraisers if they decide to pursue an environmentally based tax appeal.

Market analyses and appraisals: problems persist

Article Abstract:

Market analysis is important to real estate appraisal but the quality of the analysis is inadequate. Most market analysis studies rely upon historical data and infer future rates based upon this information. This technique may not be valid. These reports take time and the analyst who produces them should be given the time and the money to produce a good market analysis due to their knowledge of their subject.

How design elements create and enhance real estate value

Article Abstract:

Real estate analysis is not only financial analysis but also intangible asset analysis. Building designers produce tangible aspects of these intangible assets through the concept of value creation. Examples of value creation include special physical features in the building dependent upon its location or specific intangible preferences of the tenants dependent upon a sense of community or privacy.
