Views are mixed on the prospects for home shopping in the UK. The market was worth 7.3 billion pounds sterling in 1995 but this represented a drop from 4.4% of the retail market in 1987 to 3.3% in 1995. Experts view the traditional agency concept as outdated, but direct mail-order marketing, as practised by companies such as Next and Burton Group, has fostered a renewed interest in home shopping. Supermarkets are beginning to offer home shopping and there is an increasing number of retail sites on the Internet, but experts maintain that customers enjoy visiting shops and examining goods.

TK Maxx Property Development Director Patrick Turnball has been searching for suitable retail outlets in the UK for the US based cut-price clothes company. TK Maxx has opened 21 shops since it was established in the UK in 1994. The retail outlet in Leicester, England, should open in June 1997, it is situated in the newly renovated Leicester Centre Properties Haymarket centre. The shop is 23,000 sq ft in size with an annual rent of an estimated 185,000 pounds sterling. TK Maxx is becoming a very popular store for shopping centre managers because of its continuing success.

It is important that companies seek sound, unbiased advice when considering relocation. The best advisers are those who show interest in the business issues relating to a relocation plan and are prepared to take a broad view, considering matters beyond just property. Advice must be taken on how to deal with existing buildings, as well as on whether to build rather than rent premises. Using an outside party to negotiate the terms of the lease is a key element in a successful relocation.
