Clear skies over Lincs

Article Abstract:

The city of Lincoln, England, has seen little speculative development in the city centre for some two decades and many buildings need major refurbishment. The new University of Lincolnshire is due to be opened in autumn 1996 and this could benefit the leisure and retail sectors. On the outskirts of the town, the plan to develop the disused airfield at Swinderby is seen by some professionals as a waste of money and by others as an opportunity to develop a valuable industrial site, located close to the A1. An overview of the commercial and industrial property market in Lincoln is presented.

Turbulent times ahead

Article Abstract:

The town of Crawley, West Sussex, experienced great activity in the commercial and industrial property market in 1994, but further growth could be impeded by the lack of supply of new, speculative building. During the first nine months of 1994, over 300,000 sq ft of space was taken up, with half accounted for by just two najor deals. Crawley has around 260,000 sq ft of secondhand space on the market but only 17, 700 sq ft of new offices. An important development will be the High Street relief road that will release potential development sites to the west of the town.

Demand in the retail property sector in Slough, England, remains fairly strong, although there have been problems in filling the Observatory shopping centre, owned by Crownco Properties. There is also high demand for good-quality industrial space, although the secondhand market is experiencing a downturn.
