Article Abstract:

The availability of funding opportunities for hotel and resort acquisitions will likely cause a resurgence in this business although such transactions are complicated. Buyers ought to consider smaller, separate agreements included within the framework of contracts relating to hotel and resort acquisitions for each of these small deals can, if improperly managed, seriously affect the overall acquisition. Issues relating to space leases and similar contractual agreements must especially be carefully scrutinized.

Major hotel buyers achieved tremendous growth in acquisition volume and expenditure in 1997

Article Abstract:

The tremendous growth of hotel acquisition activity in 1997 was influenced by two dominant factors. The first was the participation of publicly held companies, led by real estate investment trusts, in the acquisition of hotels. The second was the economic growth experienced by the US that strengthened the appeal of upscale and luxury lodging properties. However, with the reversal of these trends, it is predicted that 1998 will not mirror the growth experienced in 1997.

Available capital and strong industry economics fuel vibrant market for US hotel investors' acquisitions

Article Abstract:

Hotel investments have continuously increased from 1995 to 1996 due to the strong revenue performance of the hotel industry. Studies made by Arthur Andersen in 1996 revealed the continued existence of factors that fueled the growth of investments in 1995. These include the emergence of private sellers, the major role played by real estate investment trusts in hotel acquisition and the continued increase in pricing.
