Article Abstract:

The favorable business climate of the 1980s allowed almost anybody interested in real estate to earn profits in the industry. Just as the priestesses in the ancient past predicted the future, economists also forecast what lies ahead for the real estate industry. Unfortunately, economic conditions in the 1990s are not as good as those in the 1980s and have actually caused a decline in the real estate market. The prevailing conditions can be averted if there is strong and determined action coming from the leaders and the people.

Article Abstract:

The real estate industry has recovered from the recessionary period that marked the early years of the 1990s. Real estate investment is growing, with new emphasis on financing available for real estate investment trusts. Investors are also emphasizing factors such as loan to value, debt service coverage ratios and property quality before acquiring assets. Meanwhile, properties that have shown renewed growth include retail structures, industrial buildings and multiple family dwellings.

Regulation of the real estate industry depends largely on political developments surrounding the country's budget and tax policies. The continued globalization of the market and its stringent rules must be carefully integrated by developers into their future plans. Calls have been made for tax reduction and reform that would set aside political interests and promote industry growth.
