Effective rent as a measure of tenant negotiating leverage

Article Abstract:

A technique for prospective tenants to compare various lease options is described. The technique, derived from negotiating theory, is based on the premise that rental rates must ultimately reside within relatively narrow ranges. By calculating their expected costs and landlords' effective rents, prospective tenants can precisely measure how attractive potential agreements really are.

Hedging against changes in market rent levels

Article Abstract:

Tenants are exposed to real estate market risk since a drop in rent levels can cause a loss of flexibility and impair competitiveness. Strategies to hedge against this risk include cancellation options and renewal options. However, landlords may demand concessions that reduce the value of these hedges. Several economic models can be used to calculate the value of various options.
