Hertfordshire hospital plan stirs local passions

Article Abstract:

The draft county structure plan currently being drawn up for Hertfordshire, England, must designate sites for 21,000 new homes by 2011. At present, it is planned to build 5,000 in Stevenage, more than 1,000 in St Albans and a further 1,000 in Hemel Hempstead. However, this plan is being opposed by Redland Aggregates and Barnet Health Authority, which believe that it would be better to build 5,000 homes on the site of the former Napsbury Hospital in London Colney. This is situated in greenbelt, but Redland believes that it is not high quality greenbelt and would be better used for new homes. This approach has been opposed by local residents.

No way to build homes

Article Abstract:

The UK's planning system is having a very negative impact on the activities of housebuilders. There is no single set of procedures, and the system is too restrictive in parts of the country where there is particular demand for housing. There are also problem with the stage in the property cycle at which land is released onto the market. It is now time for developers to become more planning-orientated. This could be achieved through property developers linking with planning consultancies, architects and academic research departments to look at regional socio-economic needs.

Putting a toe in the water

Article Abstract:

It seems that plans to redevelop the Wet Dock area of Ipswich, England, may finally go ahead. Impetus for this project will be provided by the conversion by North West Estates of the derelict Felaw Maltings Buildings into 10,250 sq mt of office space. A steering group is now looking at land use in the area. It is calling for a two-phase mixed-use development over a 10-year period. Residential and leisure development would take place at the north quay, while development on the east bank would include office and residential buildings.
