Article Abstract:

The call-centre market in south Wales is thriving. This is having a significant impact on the take-up of industrial property as operators are occupying accommodation originally constructed for industrial use. There is strong demand for industrial space, but occupiers are looking for short or flexible leases. There has not been much speculative development, but speculative buildings have been well received. There is still uncertainty about which areas will be designated as assisted under the Objective 1 funding package for improvements to training, employment and overall wealth.

Article Abstract:

The European e-commerce market is beginning to grow and some observers have suggested it will become as buoyant as the market in the UK. As e-commerce grows the demand for suitable distribution properties is likely to also increase. The supply of warehouses in Europe will be hampered by restrictions on the siting of distribution buildings. Some observers have pointed out warehousing is likely to become automated in order to service the demands of e-commerce customers. Some Internet firms may also take over empty retail units.

Call of the wise

Article Abstract:

In a discussion between property experts about the call centre industry in the UK Highbridge Properties Managing Director Guy Marsden suggested employers would have to improve the working environment for employees in order to retain staff. He also suggested home working would become more prevalent. BT Property Consultancy Manager Andrew Jenkins pointed out advances in technology will require workers to focus on more skillful work. All the participants in the discussion agreed call centres would have to change partly due to the introduccion of e-commerce.
