Chelmsford, England, is a prime centre for office development, with its close proximity to the M25 motorway and the city of London. The local authority has 14 development sites available, all within walking distance of the town and railway station. Kemsley Whiteley & Ferris estimates that there is over 213,670 sq mt of office space in the town. New schemes include Royal & Sun Alliance's purpose-built office block in Victoria Road South and LLoyds Bank's proposed town-centre building.

Month-by-month highlights of UK office building rentals and developments during 1996 are described. Insurer Norwich Union agreed to redevelop its site at Mayfair Place in London, UK into 250,000 square feet of office accommodation in Mar. 1996. The retail supermarket chain Tesco Stores PLC spent 18.5 million pounds sterling on Imperial Chemical Industries PLC's Cirrus building in Welwyn Garden City, England in Aug 1996.

Setting a new standard

Article Abstract:

Rand Information Systems is to pay 199 pounds sterling per sq mt for office accommodation at the Oxford Science Park, Oxford, England. This rent is almost at the rate which was charged during the boom years of the 1980s. Office space availability in Oxford is extremely low, but the demand is increasing. Land which is available for development is so highly priced that speculative development is not taking place.
