Investors' perspective: the future of the lodging industry

Article Abstract:

A survey on the current status of the hospitality industry revealed an increase in buying of existing properties because of the declining yield from housing and residential real estate. The absence of traditional hotel lenders also opened opportunities for real estate developers to invest in hotel development, while the collaboration of companies, developers and major financiers to form investment pools has allowed other investors to acquire hotels and other lodging facilities at affordable costs under generous payment schemes.

Investors demand better hotel management contracts

Article Abstract:

Hotel investors, unable to significantly improve hotel management firms' performance, are seeking contract terms more in line with their interests. Investors are trying to impose contract changes in four basic areas: equity contributions, supervision, fee structure, and contract length and termination provisions. Investors fear that a changing investment climate could make it hard for them to obtain more favorable contract terms.

Making a case for independent hotel operation

Article Abstract:

It is not always best for an upper-tier hotel to affiliate with a chain, and the benefits of independent operation will increase in the 1990s. Chains' influence will decrease because they no longer offer product and price consistency and because independent properties are now able to offer services, such as computerized reservations, once available only through chains.
