Occupiers of retail property have become highly cautious of expanding due to the slow rise in consumer spending following the economic recession and the new restrictions placed on development. Occupier demand has become more discretionary, with the development of retail schemes having grown rapidly in the 1980s due to the relaxation of planning regulations. Owners and occupiers of shopping centres are aggressively seeking to expand market share, with refurbishment activity expected to increase as landlords try to enhance and sustain value. Shopping centre refurbishment is examined.

Hammerson UK Properties is investing heavily in the refurbishment of its retail and office property portfolio to meet customer demand for higher quality facilities. The company aims to enhance property to make it more accessible for shoppers, provide the appropriate tenant combination and create the correct ambience. Forty million pounds sterling is being invested by the company to refurbish the Brent Cross shopping centre in London, England. Catering and creche facilities are being made available at some centres to meet demand.

Troc set for re-brand

Article Abstract:

Burford has made a planning application to re-brand the Trocadero leisure and retail complex in the West End of London, England. It also plans to reorganize key areas of the complex. The changes will lead to rents rising by 15%, or 1.5 million pounds sterling a year. The north mall will be abandoned, being replaced by a 1,858 sq mt single-level store which will be occupied by a fashion retailer. A large store of more than 1,858 sq mt will be constructed with frontage to Shaftesbury Avenue.
