Let's move to fixed charges

Article Abstract:

It is now time to consider moving towards fixed service charges for office buildings in the UK. This approach would give tenants greater financial certainty and would ensure that landlords take a stake in the risk involved in managing their buildings. Fixed costs would allow landlords to create a partnership with tenants, thus limiting confrontation and encouraging a positive business relationship. They would be particularly useful for older office buildings that occupiers are increasingly unwilling to take on conventional terms.

Rent reviews are beginning to become increasingly common again in the City of London, England, following their disappearance in the early 1990s as a result of a rapid deterioration in the letting market. Some observers question whether the market will be sustainable in the long term and whether rent reviews will soon disappear again. The comparatively rapid rental growth seen recently will probably not continue, but the current shortage of new and high quality secondhand premises will ensure that rents stay quite buoyant.

Defining managed workspaces

Article Abstract:

Managed workspace is defined in the industrial property market as a collection of small-scale business units within a mixed-use building. The building is managed on behalf of the tenants and a number of services are provided, such as cleaning, security, lighting, waste disposal and heating. Examples of activities carried out within managed workspaces include office, workshop and manufacturing. Small-scale accommodation is normally within a unit size of 10 sq mt to 250 sq mt.
