Measuring up to the future

Article Abstract:

It is important that the UK property industry gains a deeper understanding of the difference between benchmarks, indexes and universes. A universe, such as the IPD Annual Index, aims to supply the most accurate representation possible of the overall performance of a group of real portfolios within a specific asset class. An index aims to offer an unbiased assessment of the performance of all stock available for investment within a certain market definition. Benchmarks customized by fund managers are able to specify named portfolios and freeze performance history to eliminate entrants and index distortions.

Valuation and investment strategy

Article Abstract:

Environmental issues are now widely acknowledged as being extremely important to the property industry. However, many commercial property companies do not seem to have developed policies to cope with the possible impact of the growing volume of environmental legislation. Recent research has looked at levels of environmental awareness and at valuation models used to deal with environmental risk. It found that most property companies are unwilling to deal with real estate where there may be environmental problems.

Olives expands with Wessex Trust offer

Article Abstract:

The board of Wessex Trust has agreed to sell a portfolio of 11 mostly industrial properties in the south west to Olives Property for 4.2 million pounds sterling. The move will allow Olives to achieve the necessary size to make further purchase, and will also ensure that Wessex's overheads are almost completely abolished. The Olives property portfolio will increase to more than 92,900 sq mt, from the present 35,116 sq mt.
