The conditions under which a mezzanine loan could be appropriate are considered. Attention is also given to issues related to negotiating a Subordination Agreement. It may be advisable for the borrower to supply its potential Senior Lender with a form of subordination agreement to which the Junior Lender has agreed previously.

It is possible to attract investors to offerings of commercial mortgage-backed securities through a bond insurance company, or 'monoline,' guaranteeing interest and principal payments on one or more of the classes of mortgage-backed securities offered to investors.
