Article Abstract:

The local authorities in Newbury, England, are unsure if they want Vodaphone to open a 435,000 sq ft headquarters building in the town, as it will lead to increased demand for housing in the area. The threat of the company moving out of the 56 office buildings they occupy, in the town, is not of great concern because of the low unemployment levels in the area. Local agents suggest the authorities should not prevent new development although all speculative development has been stopped for more than 12 months. Vodaphone may move to Reading, England, if they fail to get permission.

Frankfurt's power play

Frankfurt, Germany, is seeking to replace London, England, as the most significant financial centre in Europe. It plans to boost office space by 2 million sq mt over 10 years, creating 20 new skyscrapers in two separate zones. Some 696,750 sq mt of office space was let in 1998, a record for the city, although take-up in Frankfurt remains very low compared with that of London. The future of property development in Frankfurt will largely be determined by the redevelopment of the mainline train station, which is being costed at present.

Office development around Heathrow Airport, England, has expanded to take in traditional sites around the Bath Road and the area to the southeast of the airport. This has become a desirable location for new office space, especially for information technology-related industries. There has been some difficulty in raising sufficient money for new development but some projects have gone ahead with funding institutions guaranteed a fee plus profits in return for funds.
