Article Abstract:

Property developers are showing strong interest in schemes in Watford, England. Projects in the town include a 6.75 million pounds sterling, 4,180 sq mt retail development by Chartwell Land. In the office property sector, the only speculative scheme to have been completed is Frogmore's 40 Clarendon Road. Green Properties has obtained consent for its 2,787 sq mt scheme at 54 Clarendon Road, where work is due to begin on site shortly. Some 18,580 sq mt of office space is due to become available in the period to 2000, and some observers have expressed doubts about whether the town can attract enough occupiers.

Property developers in Norfolk, England, hope that the 103.6 ha Broadland Business Park will revive the county's office property market. The development, which will be constructed in two phases, will provide 92,900 sq mt of office space on 74.5 ha. Some observers believe that the scheme will lead to an oversupply of business park space in the area, particularly as there is already space available at three other business parks. However, others point out that each business park is in a different location, and they will therefore serve different occupiers.

Article Abstract:

There are considerable uncertainties surrounding the future office space requirements of Telewest Communications, the second-largest communications company in the UK. However, it is likely that the company will require up to 13,935 sq mt of office space in the period to summer 2000. The company has a pool of around eight favoured agents, all of which are seeking repeat business. Jason Peckmore, the company's head of property and facilities management, currently controls 278,700 sq mt, with operating costs of 40 million pounds sterling a year.
