REITs reemerge as attractive investment vehicles

Article Abstract:

The Tax Reform Act of 1986 has made the real estate investment trust (REIT) the investment vehicle of choice for real estate professionals seeking minimal risks while maintaining liquidity. The tax reform law took away many of the tax benefits of master limited partnerships, forcing a decline in that investment choice. While REITs are suffering along with other investments during the current recession, they are expected to increase their current market share of investors.

Reorganizing real estate enterprises for a new economic regime

Article Abstract:

The current recession in real estate sales is likely to produce a major shakeout in the industry that will force survivors to revise their basic means of doing business. Reports by major investment firms forecast minimal growth during the 1990s. No one expects a repeat of the real estate boom of the early 1980s. The price of entry into the real estate market will be higher, while the price of survival may mean a complete restructuring of individual enterprises.

Investments in REITs do not help diversify stock portfolios

Article Abstract:

Real estate investment trusts do not diversify portfolios. Some investors believe the variations in a trust, which may be different locations or types of property, provide them with diversified investments. Diversification can be provided by direct investment in different types of real estate. Diversification will decrease the risk of investing. Diversification can be evaluated through computing an investment portfolio's standard deviation.
