BPF warns on rent cap move

Article Abstract:

Strong opposition to rent control of any type has been expressed by the British Property Federation (BPF). This organization feels that the UK government is misguided in planning to cap regulated rents. Significant increases in rents have been awarded by rent officers on regulated tenancies since assured shorthold tenancies were introduced in 1989, but the BPF believes that, on average, protected rents are still half the comparable market rents. The government's plans will mean that investors' expectations of rents becoming closer will not now be fulfilled.

The price of popularity

Article Abstract:

There is a surplus of private-rented accommodation in the centre of London, England, and yields have slumped to between 5% and 7.5%. At the top end of the market, demand has remained unchanged, while lower down the market many former tenants are becoming owner-occupiers. As a result, rental values are not keeping up with rapidly increasing capital values. In some parts of the city, rents have dropped by as much as 12.5%.
