Shrinking choices for larger firms

Article Abstract:

There is a significant shortage of sites for industrial and distribution buildings in the West Midlands region of the UK. This means that potential occupiers are being forced to look outside the region. There are few greenfield sites to attract large occupiers and inward investment to the West Midlands, and there has been a decrease in both new and secondhand space. The planned Birmingham Northern Relief Road could play a positive role in attracting inward investment, especially as it will open up a number of commercial sites along the M6.

Article Abstract:

The distribution industry is calling for more short term leases on its warehouses properties. Some observers point out distribution by rail freight is only responsible for 6% of all movement of freight. Taking freight by road will therefore remain very important to the distribution industry in the UK. Warehouse developers Brixton Estate report a continuous demand for new property in the South East, with some speculative development going ahead. Some observers predict the development of more difficult sites will be very profitable.

Article Abstract:

There is a serious shortage of industrial property in Winchester, England. Property agents fear that this situation will be made worse by the city council's decision to re-allocate 2,936 sq mt of the Winnall Industrial Estate for retail warehousing. However, approval has been given for Novelfile's 3,252 sq mt Sun Valley Business Park. This is planned to offer nine industrial units, two of which are under offer already. Work on site is due for completion in summer 1998.
