Despite many speculative industrial developments under construction in the UK, occupiers sometimes have difficulty finding suitable premises in some areas, particularly the South-East and West. Among companies which have found suitable premises in the crowded West Midlands are Claire's Accessories and Ovako Steel. However, demand is generally exceeding supply, with some speculative units being let before completion.

The location of industrial business parks close to the M1 motorway in the East Midlands has lead to an inequality of industrial distribution and a dramatic rise in land prices to the south of the region. Property developers and building designers are working together to decrease the waiting time needed to complete an industrial building suitable for use. Many of the regions enterprise zones have attracted businesses from around the world, making the area one of the most productive commercial centres.

Article Abstract:

Demand for good-quality office space in the London borough of Ealing is high. One of the largest recent deals has been the letting of Sun Life's speculative, 4,645 sq mt Aurora building to computer company Bay Networks. Supply elsewhere is tight with mainly refurbished buildings available. Demand for warehouse space is at a premium near Hounslow, keeping rents high. An overview of the industrial and commercial property markets in Hounslow and Ealing is presented.
