Structuring the contractual relationship in a hotel renovation project

Article Abstract:

The contractual arrangements in a hotel renovation project should be carefully planned due to the significant risks involved. An older hotel's profitability can be restored through renovation but serious structural flaws can make a project unprofitable. The terms of contractual relationships among owners, architects and contractors are explained and the construction methods and contract types commonly used are presented. Protective measures which owners and developers can consider are also discussed.

Hotel management companies: the owner's rights as a customer

Article Abstract:

The most important qualifications for hotel management consultants include trustworthiness, expertise, experience, integrity, professionalism and industry standing. In hiring consultants, the hotel owner must know his rights as a customer, recognize today's competitive climate and the kind of service expected of top management companies in the field. The owner should do no less than ascertain the consultant's dedication to service.

Resort employee housing - a case study

Article Abstract:

A research study on the demographic, financial and economic factors of a proposed resort employee housing project in the ski community of Vail, CO is presented. Employee housing is crucial to Vail's economic viability because it is a resort town. It was determined that an employee housing project has to be financed at below-market rates because employees have generally low incomes and should be supported by the community.
