Article Abstract:

Some UK property experts suggest the innovative idea of offering the industrial markets shorter and more flexible lease agreements may become very popular. Prologis Kingspark have plans to build on a 535 acre site in the East Midlands, England. They hope to build a speculative warehouse and distribution development where they will offer occupiers shorter leases for higher rents. Some observers point out a number of tenants will still prefer 15 year leases. Shorter leases are being offered by Frontier Developement at its 20 million pounds sterling development in Northampton, England.

Organisations such as J Sainsbury and Argos are interested in purchasing sites for sale-and-leaseback, but are expected to have to look elsewhere in the medium term. The shortage of high-quality accommodation can be addressed by speculative developments or design-and-build contracts.

The increasing sophistication of industrial and distribution systems means that occupiers are seeking good quality, highly specified buildings that match their requirements. Concepts, such as just-in-time delivery, mean that occupiers are increasingly insisting on features like self-contained yards, high bays and tailgate loading facilities. The rapid advances in new technology mean that speculative development is being discouraged.
