The flat tax and real estate markets

Article Abstract:

A flat tax reform for the income tax code will benefit commercial and residential real estate markets by enhancing economic growth. The flat tax will eliminate multiple taxation of capital by maintaining taxation at the corporate level only and eliminating income taxation on the individual level. The single taxation system will improve the available capital of companies for commercial real estate investments. The immediate spending of capital under the flat tax system will also enhance real estate investments.

Qualified Personal Residence Trusts: risks and rewards

Article Abstract:

Qualified Personal Residence Trusts (QPRTs) are an effective estate planning method of reducing gift and estate taxes. QPRTs enable grantors, typically parents, to transfer a personal residence into a trust for a period of years and allows them to live in this domicile without having to pay rent during this period of time. At the end of the stated term, the residence, including any appreciation is distributed outright to the beneficiaries, typically the grantors' children, without further transfer taxes.

The article explains how an owner of an undeveloped property who transfers his land to a controlled corporation can save on capital gains tax without parting with his land absolutely. He can still gain from a partial transfer for a combination of shares in the corporation and debt under certain conditions.
