The location of Tamworth, Staffordshire, England, at the intersection of the M42 motorway and the A5 road has made it a popular area for distribution companies such as the automobile company FX Coughlin. The market for retail outlets in Tamworth is buoyant with rents of around 65 pounds sterling demanded for space in the Ankerside Shopping Centre. Local agents are concerned that some new developments are not being occupied such as the 121,000 sq ft Centurion Park. Other agents suggest that there is a high demand for freehold properties but owners are reluctant to sell their land.

Some speculative development of industrial and distribution space has gone ahead in Watford, Hertfordshire, England, The demand for distribution space in Hertfordshire is high due to its location near the M25 and M1 motorways. Many of the large retail distribution companies are looking for space along with other firms, such as parcel delivery services. Some technology firms are demanding a combination of office and industrial space. There is a lack of small units in Hemel Hempstead, Hertfordshire, which has an impact on the ability of some companies to expand.

Developer Wilson Bowden is planning to develop a 24 hectare site near Junction 24 of the M1 at Castle Donington. B1 and B8 approval have already been granted and works are expected to begin in March/April 1997. The company is already responsible for the Interlink and Meridian Business Park developments near Junction 22 and 21, respectively, of the M1. In 1995, the company reported a turnover of 228.2 million pounds sterling.
